For example, when we bought our first house we didn’t make much money. On the bright side, we had no debt. So here’s the start of our equation.

(Low Income + No Debt) +

From the beginning we knew we wanted to build long term wealth in real estate. We had no idea what that looked like, but our goal was to keep our first house, rent it out, and buy again.

(Low Income + No Debt) + Own Multiple Properties =

Our strategy became pretty clear. If we wanted to own multiple properties with our low income we had to house hack.

(Low Income + No Debt) + Own Multiple Properties = HOUSE HACK

House hacking is when you rent out your spare bedrooms. We knew this going into our first purchase so we bought the only 3 bed/3 bath townhouse we could find.

We rented out the two extra rooms to offset our mortgage, help us save, and is the primary reason we were able to buy again without selling. When we bought out next home, our same renters moved with us and continue renting out our spare rooms.

Most people would never consider doing this, but it was our only option at the time if we were serious about our real estate goals. Plus, we were younger then, no kids, etc.

Now, our equation has changed not to mention we’re no longer willing to house hack since starting a family.

Finances (Higher Income + Rental Cash Flow + HELOC)

+ Real Estate Goals (Own Multiple Properties)

= Strategy (BUY RENT BUY)

Here’s the point. Everyone’s situation is different and you don’t know the strategy that’s right for you until you sit down and map it out.
