These Terms of Use govern your use of buyrentbuy.com, the Free Assessment and Roadmap, and the Prepare to BUY program. Please read them carefully.
Acceptance of these terms
By using buyrentbuy.com or participating in the Free Assessment or the Prepare to BUY program, you agree to these Terms of Use. If you do not agree, please do not use the site or the services.
Educational and informational content
Website content, articles, the newsletter, the Free Assessment, and the Roadmap are educational and informational. They are not financial, investment, tax, legal, or lending advice, and they do not guarantee any real estate or financial outcome. Real estate markets, rates, and personal circumstances change.
Real estate information and agency
Cole Parrish, REALTOR®, DRE #02447239, is affiliated with Engel & Voelkers. General information on this website does not by itself create a real estate agency or brokerage relationship. Where applicable, an agency relationship is established and governed by separate written agreements and the disclosures required by California law and brokerage policy.
Completing the Free Assessment does not make you a real estate client and does not obligate you to work with Cole.
Free Assessment and Roadmap
The Free Assessment is an educational planning tool. Its results depend on the information you provide, and its calculations and outputs are estimates and planning information.
The Roadmap is not a mortgage pre-approval or approval. It does not guarantee financing, and it does not guarantee your ability to purchase, keep, or rent a property. You should independently verify important financial and property information with your lender, accountant, insurer, HOA, or other appropriate professionals.
Used alongside those professionals, the Roadmap is designed to give you a clear, practical view of where you stand and what to focus on next.
Intellectual property
The BUY RENT BUY name, site content, articles, program materials, and the Roadmap format are owned by Cole Parrish or licensed for use, and are protected by applicable intellectual property laws. You may use them for your personal, non-commercial purposes. Reproducing, republishing, or reselling them without permission is not permitted.
Acceptable use
You agree not to misuse the site — including attempting to access it without authorization, interfering with its operation, submitting false or fraudulent information, scraping content at scale, or using the site for unlawful purposes.
Third-party services and links
The site uses and links to third-party services such as Stripe, Beehiiv, Google Analytics, and scheduling tools. Those services operate under their own terms and privacy policies, and we are not responsible for third-party content or practices.
Disclaimers
The site and services are provided on an “as is” and “as available” basis. To the extent permitted by applicable law, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted or error-free.
Limitation of liability
To the fullest extent permitted by applicable law, Cole Parrish will not be liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the site, the Free Assessment, the Roadmap, or the Prepare to BUY program. Nothing in these terms limits liability that cannot be limited under applicable law, including obligations under real estate licensing law.
[Review required before launch]
Any monetary cap on liability (for example, limiting damages to the amount paid for the program) has intentionally not been added. Confirm with counsel and brokerage compliance whether a cap should be included and at what level.
Changes to the site and these terms
We may update the site and these Terms of Use from time to time. The “Last Updated” date at the top of this page reflects the most recent revision. Continued use of the site after an update means you accept the revised terms.
Governing law
These Terms of Use are governed by the laws of the State of California, without regard to its conflict-of-laws rules.
[Review required before launch]
No mandatory arbitration clause, class-action waiver, or exclusive venue provision has been added. These are significant dispute-resolution terms and should be decided by the owner with legal counsel before launch.
Prepare to BUY program terms
The following terms apply specifically to the Prepare to BUY program, in addition to the general terms above.
Prepare to BUY is provided by Cole Parrish / BUY RENT BUY and is not an Engel & Voelkers program. The detailed participant relationship is governed by the Prepare to BUY Program Agreement, which participants accept at checkout. The summary below is for convenience; where it differs, the Program Agreement governs.
Program: Prepare to BUY. Price: $479 USD, one-time. Duration: 12 weeks.
The program currently includes:
- 4 one-on-one meetings over 12 weeks
- weekly accountability check-ins between meetings
- personalized planning focused on Debt, Budget, and Savings
- a personalized plan and a clear next step
- help developing a practical monthly budget you can actually use
- guidance and accountability toward becoming better prepared for a first home purchase
Program purpose and what it is not
Prepare to BUY is an educational and accountability program designed to help participants work toward becoming financially prepared for homeownership.
It is not:
- financial planning or advisory services
- investment advice
- tax advice
- legal advice
- mortgage lending
- mortgage approval or pre-approval
- credit repair services
Cole does not guarantee:
- a specific credit score or credit outcome
- a specific amount of debt reduction
- a specific amount of savings
- mortgage qualification
- any interest rate
- any purchase price
- the ability to buy a home within 12 weeks
- a successful home purchase
- any investment return
Meetings and accountability
The program includes 4 one-on-one meetings over the 12-week program, with weekly accountability check-ins between meetings.
The program does not include unlimited meetings, unlimited communication, unlimited texting, 24/7 access, or on-demand financial advice.
Initial meeting scheduling is handled personally by Cole, who will reach out after purchase. There is currently no participant self-scheduling requirement.
Participant responsibilities
Participants are responsible for:
- providing accurate and complete information
- participating in scheduled meetings and weekly check-ins
- completing agreed-upon action steps between sessions
- independently making their own financial decisions
- consulting licensed professionals — lender, accountant, attorney, or financial adviser — when appropriate
Program fee
The program fee is $479 USD, charged one time at purchase. Prepare to BUY is a one-time program, not a subscription. Except for the First Home Refund described below, the program fee is non-refundable, and no cancellation window, prorated refund, or completion-based refund applies. Where applicable law gives you rights these terms cannot override, applicable law controls.
First Home Refund
You are eligible for a full refund of your $479 program fee if you purchase your first home with Cole Parrish serving as your buyer's agent and the purchase closes. Cole issues the refund within seven (7) calendar days after closing, separately from the real estate transaction.
- completing the 12-week program is not required
- attending all four meetings is not required
- completing assignments or check-ins is not required
- there is no expiration period on eligibility
- co-buyers do not affect eligibility
- no minimum purchase price, commission, financing, or occupancy requirement applies
- purchasing Prepare to BUY does not require you to use Cole as your real estate agent
The refund is not applied toward the purchase price, down payment, or closing costs, is not a lender credit, and is not processed as part of settlement or closing. Full details are in the Prepare to BUY Program Agreement.
Program participation and real estate relationship
Participating in Prepare to BUY is separate from any future real estate brokerage or agency relationship. Purchasing Prepare to BUY alone does not create an agency relationship and does not require you to use Cole as your Realtor.
The First Home Refund becomes available if you later independently choose to purchase your first home with Cole as your buyer's agent and the transaction closes. Any agency relationship is separate and is governed by the applicable real estate agreements, disclosures, brokerage requirements, and applicable law.
Payments
Stripe processes the $479 program payment. Payment-card details are entered through Stripe's checkout experience and are handled under Stripe's own terms and privacy practices.
Termination
Participation in the program or access to the site may be ended for misuse, abusive or harassing behavior, fraud, material misrepresentation, or other material violation of these terms. Ending participation does not by itself change First Home Refund eligibility as described in the Program Agreement.
