Prepare to BUY Program Agreement

Program: Prepare to BUY. Fee: $479 USD, one time. Duration: 12 weeks.

The program includes:

• 4 one-on-one meetings over 12 weeks
• weekly accountability check-ins
• personalized work around Debt, Budget, and Savings
• a personalized plan and a clear next step
• development of a practical monthly budget
• guidance and accountability toward becoming better financially prepared to purchase a first home

Meeting scheduling is coordinated personally by Cole.

The program does not include:

• unlimited meetings
• unlimited communication or unlimited texting
• 24/7 access
• on-demand financial advice
• guaranteed outcomes

Prepare to BUY is education, coaching, and accountability. It is not:

• financial planning or financial advisory services
• investment advice
• tax advice
• legal advice
• mortgage lending
• mortgage underwriting or approval
• credit repair

You remain responsible for your own financial decisions, and you should consult appropriate licensed professionals — such as a lender, accountant, attorney, or financial adviser — when needed.

Participation does not guarantee:

• mortgage qualification
• a particular credit score
• a particular interest rate
• a specific amount of debt reduction
• a specific amount of savings
• the ability to purchase within 12 weeks
• the ability to purchase at any particular price
• a successful home purchase
• any investment performance

• provide accurate information
• participate in scheduled meetings and check-ins
• communicate honestly about your goals and circumstances
• complete agreed-upon actions at your own discretion
• make your own financial decisions
• seek licensed financial, tax, legal, lending, or other professional advice where appropriate

These are program expectations only. Completing meetings, check-ins, or assignments is not a condition of the First Home Refund described below.

The program fee is $479 USD, charged one time at purchase. Prepare to BUY is a one-time program, not a subscription, and there is no recurring or automatically renewing billing.

Except for the First Home Refund described below, the program fee is non-refundable. There is no cancellation window, prorated refund, partial refund, or completion-based refund. Where applicable law gives you rights that these terms cannot override, applicable law controls.

You are eligible for a full refund of your $479 Prepare to BUY program fee if you purchase your first home with Cole Parrish serving as your buyer's agent and the purchase closes. Cole will issue the $479 refund within seven (7) calendar days after closing.

To be clear about what is and is not required:

• completing the 12-week program is not required
• attending all four meetings is not required
• completing assignments or accountability check-ins is not required
• there is no expiration period on refund eligibility
• the presence of one or more co-buyers does not affect eligibility
• purchasing Prepare to BUY does not require you to use Cole as your real estate agent
• no minimum purchase price is required
• no minimum commission requirement exists
• no financing-type requirement exists
• no occupancy requirement exists

The refund is issued by Cole after closing, separately from the real estate transaction. It is not applied toward the purchase price, the down payment, or closing costs, it is not a lender credit, and it is not processed as part of settlement or closing.

Prepare to BUY is a separate educational and accountability program. Purchasing it does not:

• require you to hire Cole as your Realtor
• create a real estate agency relationship
• create a buyer representation agreement
• obligate you to purchase real estate
• obligate you to purchase through Cole

If you later independently choose to work with Cole as your buyer's agent, that real estate relationship is separate and is governed by the appropriate real estate representation agreements, disclosures, brokerage requirements, and applicable law. The First Home Refund becomes available only if you independently choose to purchase your first home with Cole serving as your buyer's agent and the transaction closes.

Cole may end a participant's participation in the program for fraud, material misrepresentation, abusive or threatening behavior, misuse of the program, or a material violation of this agreement. Ending participation does not by itself change First Home Refund eligibility as described above.

Agreement. By accepting this agreement at checkout and purchasing Prepare to BUY, you agree to these program terms.

Program materials. Program worksheets, plans, templates, and other materials are provided for your personal use in the program and remain the intellectual property of Cole Parrish / BUY RENT BUY. Please don't resell, republish, or distribute them.

Acceptable use. Please use the program and its materials lawfully and respectfully, and don't misrepresent your identity or circumstances.

Third-party services. Payment processing, email delivery, and analytics are handled by third-party providers described in our Privacy Policy. Their own terms apply to their services.

Disclaimers. The program is provided on an as-is basis for educational purposes. No specific financial, credit, lending, or real estate outcome is promised.

Changes. These terms may be updated where required by applicable law or to reflect changes in the program. The version you accepted at purchase is recorded with your enrollment, and material changes will not reduce the First Home Refund described in the version you accepted.

Governing law. This agreement is governed by the laws of the State of California.
